01 — The Opener

Earn the first 30 seconds

The goal isn't to pitch — it's to get permission to keep talking. Honesty disarms people.

CallerHi, is this [Name]? … Hey [Name], I'll be straight with you — this is a cold call (small laugh). I buy property around [area] and yours on [street] came up. You got 20 seconds?
Alt openerHi [Name], this is [Caller] — I know this is out of the blue, I'm actually calling about your lot/house on [street]. Have you ever thought about selling it?

Then let them answer. A "no" here usually means "not yet" — keep going.

02 — Qualify

The four pillars

Don't interrogate — have a conversation. You're listening for these four things.

Motivation

"What's got you open to selling — or holding onto it?"

Timeline

"If the number was right, how soon would you want to close?"

Condition

"How's it holding up — anything that needs work?"

Price

"Got a number in mind, or want me to put one together?"

03 — Objections

The five you'll hear most

Never argue. Acknowledge, then ask a question that keeps the door open.

I'm not interested.
Totally fair — most people aren't when I first call. Real quick: is it that you'd never sell, or just not at the wrong price?
How'd you get my number?
Public records — your property showed up on a list for the area. I'm not a telemarketer, I actually buy in [area].
It's already listed with an agent.
Got it. Are you open to a cash offer that skips the commission and the wait, or are you set on the listing?
I want [high price].
Don't argue. "Okay — let me run the comps and see what I can do. If I get close, would you sell?" (then hand to the closer)
I need to think about it.
Of course. What's the main thing you'd want to think through — the price, or the timing?
04 — The Close

Set the next step, every time

You're not closing the deal on this call — you're closing the appointment.

Appointment setHere's what I'd do — let me get you a real cash number. Are you around [day/time], or should I just text it over? What's the best number for it?

05 — What separates good callers

Seven things that actually move the needle

  • Energy in the first five seconds. Smile — they hear it.
  • Ask, don't pitch. The person asking questions controls the call.
  • Let silence work. After you ask, stop talking.
  • Never fight on price. Get to an offer or an appointment instead.
  • Match their pace. Slow talker? Slow down.
  • The money's in the follow-up — most deals close on touch 3–5, not the first call.
  • Log everything. A good note today is a deal in 60 days.
