How Many Dials Does It Take to Get a Wholesale Deal?

Cold calling is a funnel, not a lottery
Every deal starts as a huge pile of dials that narrows at each step. Roughly:

Say you run two seats dialing ~300 dials each per day. That's ~3,000 dials/week. At the ratios above, that's roughly 30–60 leads a week, and somewhere around 1–3 contracts a month — from a standing start, with a decent list. One wholesale assignment can be $10k–$40k. The math works; the volume is the price of entry.
What actually moves the numbers
Those ratios swing a lot based on:
- List quality (the biggest lever). A tight, well-targeted, motivated-seller list can double your lead rate vs. a generic pull.
- Market. Competition and price points vary by area.
- Script + caller skill. A caller who builds rapport surfaces more real leads from the same contacts.
- Follow-up. Most deals come from the 3rd–7th touch, not the first call. No follow-up = leads wasted.
- Consistency. This is the one nobody wants to hear.

Investors run a few hundred dials, get no deal in two weeks, and conclude "cold calling doesn't work." But the funnel needs volume over time to produce.
